IMMOBILIER :EVOLUTION DES PRIX Enquête sur le marché de l''immobilier parisien 2018 by nathalie molho Paris France


Les tendances du marché immobilier parisien juin 2018



-La situation du marché immobilier à PARIS : Les Notaires de Paris-Ile-de-France ont diffusé les derniers chiffres du marché immobilier à Paris et dans la Région Ile-de-France, avec les perspectives d’évolution à juillet 2018. Au 1er trimestre 2018 l’activité sur le marché immobilier francilien s’est consolidée, alors que la hausse des prix est légèrement ralentie. 
On constate une petite accalmie du nombre de transactions à la fin du 1er trimestre par rapport à l’année record 2017 ( environ 1 Million de transactions )
Une demande qui reste très présente avec un maintien des taux bas, sur un marché très tendu (marché de pénurie) a pour conséquence un maintien voire une légère hausse des prix

Le prix moyen à Paris atteint tout de même 9.070 €/m² fin mars 2018, avec une augmentation de 7,3% sur un an et de 9,5% sur 5 ans , mais qui pourrait atteindre les 9300€/m²d’icifin juillet 2018  (source :http://www.paris.notaires.fr/actualites/immobilier-paris-et-en-ile-de-france-ou-va-le-marche )
Marché stable et sain, Paris reste une ville très attractive avec une hausse des prix régulière soit 36% en 10 ans selon le baromètre les ECHOS

Les différences de prix restent importantes entre les arrondissements. De 12.240 €/m2 pour le 6e ou le 4e  à 7.350 €/m2 pour le 19e arrondissement. ci-dessous l'évolution des prix dans le 4e arrondissement sur 10 ans ( source Meilleurs Agents )
Sachant que des disparités fortes peuvent exister au sein d'un même arrondissement voir les exemples ci-dessous très parlants au sein du 4e   :

Pour les quartiers de la Capitale, les prix les plus élevés sont enregistrés à 14.490 euros/m² à Odéon (6e), à 13.740 euros/m² à Saint-Germain-des-Prés (6e) et à 13.640 euros/m² à Monnaie (6e).  Le quartier le moins cher est La Chapelle (18e), seul quartier parisien toujours sous la barre des 7.000 euros (à 6.660 euros/m²), suivi de La Goutte-d’Or (18e) à 7.150 euros/m² et de Pont-de-Flandres et Amérique (19e) tous deux à 7.180 euros/m². 


-PROFILS DES ACQUEREURS

En 2017, 84 % des acheteurs dans la capitale sont des cadres moyens ou supérieurs et des professions libérales, la catégorie employés ouvriers étant quasi exclue, avec une répartition par sexe équilibré : 51% sont des femmes et 49% des hommes
Les hommes qui ont acheté seuls sont davantage célibataires (71% le sont contre 62% des femmes). Tandis que les femmes achetant en solo sont davantage divorcées (21% contre 13% pour les hommes) ou veuves (5% contre 1%). Il semble donc qu’après un divorce les femmes achètent plus fréquemment un bien immobilier que les hommes.
 L’age médian étant de 36 ans pour les hommes et 40 pour les femmes
La part des investisseurs recule
Le rapport indique également que la majorité des emprunteurs en France sont ceux qui achètent leur premier logement, soit les primo-accédants.
Le marché s’appuie toujours sur deux piliers : des taux d’intérêt encore exceptionnellement attractifs pour les ménages et des facteurs fondamentaux qui nourrissent la confiance accordée à l’immobilier.


Le désir de devenir propriétaire, de constituer un capital sécurisé pour préparer sa retraite, le manque de placements alternatifs, les évolutions socio-démographiques, les difficultés à se loger et le faible taux de propriétaires en Ile-de-France stimulent encore la demande des ménages franciliens.
